These Terms of Use apply when you access or use Australian Home Loan Limit & Guidance, including its website, calculators, assessment tools and related services.

By using the service, you acknowledge that it provides indicative educational modelling only. It does not provide loan approval, lender pre-approval or an offer of credit.

Using the calculator does not submit a credit application to a bank, lender, mortgage insurer, mortgage broker or other credit provider.

The service does not arrange a loan merely because a user completes an assessment.

6. No lender recommendation

Unless expressly stated otherwise, the service does not recommend that a user apply to a particular lender or obtain a particular credit product.

Any discussion of lender practices, market ranges or publicly available lender calculators is for educational or modelling purposes.

7. No affiliation or endorsement

Unless expressly stated otherwise, Australian Home Loan Limit & Guidance is independent and is not affiliated with, sponsored by or endorsed by any bank, lender, mortgage insurer, government authority or government assistance program.

References to third-party organisations do not imply a commercial relationship, endorsement or representation of that organisation's credit policy.

8. User-provided information

The accuracy of a calculation depends materially on the information entered into the assessment.

You are responsible for entering information that reasonably reflects the scenario you want to model.

Incorrect, incomplete, outdated or unrealistic information may produce results that are not useful or representative.

9. Borrowing estimates

Borrowing amounts and ranges displayed by the service are estimates produced using the methodology and assumptions described in our Methodology & Assumptions page.

Actual lender outcomes may be higher or lower because lenders apply their own policies, assessment rates, expense benchmarks, income treatment, verification requirements and credit criteria.

10. Rates and repayments

Interest rates, assessment rates and repayment figures displayed through the service are estimates or modelling assumptions.

Actual rates, repayments, fees and loan terms depend on the lender, loan product, borrower circumstances and market conditions and may change over time.

11. Property costs and government assistance

Transfer duty, registration costs, grants, concessions, Lenders Mortgage Insurance and other transaction-related amounts are indicative planning estimates.

Government rules, eligibility criteria, thresholds and amounts can change.

Material amounts and eligibility should be verified with the relevant government authority or appropriate professional before entering into a transaction.

12. Scenario modelling

What-if and scenario tools illustrate how changing selected inputs can affect the calculator's modelled result.

A scenario result is not a recommendation that you repay a particular debt, close an account, change employment, increase income, change a loan term or take any other particular action.

13. Independent verification

You should independently verify information that is material to a property, borrowing or financial decision.

Where appropriate, this may include checking information with a lender, appropriately authorised credit professional, conveyancer, solicitor, accountant, tax adviser or relevant government authority.

14. Privacy

Your use of the service is also subject to our Privacy Policy, which explains our approach to assessment information, technical information, infrastructure providers and data minimisation.

You should avoid entering information that the assessment does not request.

15. Acceptable use

You must not intentionally misuse the service, interfere with its operation, attempt unauthorised access, introduce malicious code, circumvent security measures or use the service for unlawful purposes.

You must not use automated systems to materially disrupt, overload or damage the service or its infrastructure.

16. Intellectual property

Unless otherwise indicated, the application design, original written content, calculation implementation, software and associated materials made available through Australian Home Loan Limit & Guidance are owned by or licensed to the operator of the service.

You may use the service for personal informational purposes.

You must not reproduce, commercially redistribute, reverse engineer or represent the service or its original materials as your own except where permitted by law or with permission.

To the extent permitted by law, we are not responsible for a difference between an indicative calculation and an actual lender, government, insurer or transaction outcome where that difference results from factors outside the calculator's model, third-party rules, changed information or inaccurate user inputs.

21. Australian Consumer Law and other rights

Nothing in these Terms excludes, restricts or modifies any guarantee, condition, warranty, right or remedy that cannot lawfully be excluded, restricted or modified under applicable Australian law.

Where a right or remedy cannot legally be excluded, these Terms operate subject to that right or remedy.

22. Changes to the service

We may improve, modify or discontinue features of the service as the product develops.

This may include changes to calculations, assumptions, design, functionality, mobile applications or supporting information.

23. Changes to these Terms

These Terms may be updated when the service, business model, regulatory environment or legal requirements change.

The current version will be published through the service together with its latest review date.

24. Future credit-related services

The current service is intended to provide generic educational modelling rather than assistance with selecting, arranging or applying for a particular credit contract.

If future versions introduce lender referrals, product recommendations, lender matching, application assistance, commissions or other credit-related services, the regulatory position and these Terms will be reviewed before those features are introduced.

25. Governing law

These Terms are governed by the laws applicable in Australia and, subject to any rights that cannot lawfully be excluded, the laws of the Australian state or territory applicable to the operator of the service.
